Robert Kline, Principal and CEO of R.W. Kline Companies, is a seasoned, experienced executive with 30 years of successful leadership in the commercial and residential real estate industries. Mr. Kline’s firm specializes in Commercial and CMBS Workouts, Gaming, Hospitality, Master Planned Communities, Mixed-Use Development, Mergers and Acquisitions and note sales.

Mr. Kline is an executive operation expert as well as a workout and note sales specialist with personal experience in the real estate industry. He is a developer who delivered over 60,000 lots to public builders in multiple MSA’s nationwide as well as, several million square feet of multi-family/commercial super pads.  As a former Senior Vice President for Pulte Homes,he ran the nation’s largestland operation and divisions within Pulte, delivering more than 5,500 lots a year in his division and overseeing 60,000 lots nationwide with a multi-billion dollar balance sheet and budget. His responsibilities included acquisitions, entitlements, land development, commercial interrogation, multi-family development, student housing, affordable dwelling units, strategic positioning, trade partnering, vertical integration, and short and long-term strategic direction.Prior to his leadership role at Pulte, Mr. Kline founded and owned several separate companies throughout his career, including residential/commercial development, capital market, servicing company and  note sales acquisition companies.

Bob Kline’s well-rounded experience has provided him with a thorough understanding of financial and operational controls.  In the early 1980’s, he worked out over $200 million in partnership debt. Mr. Kline works alongside company management to develop a workout plan and strategic capital plans that makes sense and are well executed. His goal is to provide expert assessment, evaluations, real estate asset management and capital to those who may be especially hit hard by pending or likely commercial maturities and foreclosures.

Over the past 36 months, Mr. Kline has facilitated more than 325 note sales, discounted payoffs and acquisition, over $3.5 billion in restructuring and placed $811 million in capital placement. His niche is working with clients and lenders to restructure both CMBS and Conventional Balance Sheet Loans for companies with aviation, gaming, homebuilding, hospitality, industrial, land development, multi-family, mixed-use office and retail properties. Because of his expertise and standing relationships with numerous lenders, he is able to successfully negotiate write-downs that are on average 20% more favorable than a company that negotiated on its own behalf.  Additionally, he has worked on private or court-ordered asset solutions, receiverships and workouts on behalf of more than 175 lenders.

Mr. Kline is a frequent guest speaker within the commercial real estate and financial industries and is a member of numerous professional organizations. These include: Urban Land Institute (ULI), International Council for Shopping Centers (ICSC), CFREFC, Turnaround Management Association (TMA) Home Builders Association of Central Arizona (HBACA), National Association of Home Builders (NAHB), American Bankers Association (ABA), Arizona (AMA), California (CMA), Florida (FMA), North Carolina (NCMA), South Carolina (SCMA) and Texas Bankers Association (TBA), The National Multi Housing Council (MNHC).  He sits currently as a ULI Governor and is past president of multiple homeowner associations. He holds a business degree from the University of Miami.
