With thousands of apartment units under its management, Centaurus relies on a proactive approach to management and leasing. We create a specific business plan for each property from which a merchandising and marketing program is tailored to enhance image and appeal. We have experience with a wide variety of assets; from Class A to Class C and from communities under 100 units to complexes over 800 units in size.
While we manage all different types of assets, our specialty is the lease-up and stabilization of under-performing assets. We have taken over several properties with very low occupancies and successfully turned them in to cash flowing assets within a very short time frame through aggressive marketing techniques that drive traffic and boost occupancy. We have several teams of on-site staff who are especially skilled at these efforts, as well as a full-time Marketing Director who oversees property turnarounds and lease-ups. We also continually provide our management staff with in-house training in leasing, tenant retention, marketing, fair housing compliance, and accurate financial reporting to ensure the highest of standards of quality for our clients.
We offer a unique set of qualifications to serve as receivers. Several members of Centaurus' senior management team have legal backgrounds and are well acquainted with the court proceedings involved in the foreclosure process and the appointment of a receiver. Our experience gives us the ability to participate in the legal process with our clients to ensure that the Order of appointing a Receiver is adequate in its scope as well as authority, and provides the necessary tools for a smooth transition, and the financial flexibility to maintain and create value in the asset.
